This is the question that stops more shed projects than any other. Someone wants a shed, calls us, and then says: “I have an HOA. I don’t know if they’ll allow it.”
Here’s the honest answer: in most HOA communities in Central Florida, sheds are allowed – with conditions. The conditions vary, but they rarely make it impossible.
What Florida Law Says About HOAs and Sheds
Florida Statute §720.3045 gives homeowners some protection around backyard structures, but it does NOT extend blanket protection to sheds. Sheds are governed by each HOA’s own CC&Rs (covenants, conditions, and restrictions). Your HOA’s specific rules are what matter.

Material and color matching – The shed must match or complement the home’s exterior. This is why we offer any Sherwin-Williams color – we can match your house exactly.
Size limits – Many HOAs cap sheds at 100–200 sq ft. Some allow larger with architectural review board approval.
Placement – Usually rear yard only, behind the fence line, not visible from the street.
Setbacks – Minimum distance from property lines, typically 5–10 feet.
ARC request – Most HOAs require a formal Application for Architectural Review with drawings and specifications before you build.
