Do You Need a Permit for a Shed in Orange County?
Yes. Orange County requires a building permit for all sheds and accessory structures, regardless of size. Even structures under 120 square feet require at minimum a zoning permit reviewed by the Orange County Zoning Division.
For standard residential sheds, the permitting process requires:
- A site plan or survey showing the location of the proposed structure
- Construction plans prepared by a Florida Licensed Professional Engineer or Registered Architect
- Lot grading and drainage plan
- Shed must be at least 5 feet from rear property lines
- Shed cannot occupy more than 35% of the area between the principal structure and the rear property line

- Full Permit Service fee: 15% of the shed price
- County/city permit fees: Set by the local government and paid by the owner (these fees vary and can change)
- Note: Any additional permits, reviews, surveys, or special requirements beyond the standard permit are the responsibility of the owner
OPTION 2 — Owner Builder Permit Assistance
You take on the role of owner-builder, which means you are responsible for obtaining the permit and paying the county/city fees directly. We guide you through every step of the process so you never feel lost or overwhelmed.
