There is no single Florida statewide rule for shed permits. Every county decides for itself – and they’ve made very different decisions.

What Happens If You Build Without a Required Permit?

We build sheds with or without permits – that is always your choice as the property owner. But here’s the information you need:

Code enforcement complaints can happen. A neighbor complaint is all it takes for an inspector to show up. If your shed is unpermitted in a county that requires one, you could be ordered to bring it into compliance or remove it.

Selling your home can get complicated. Unpermitted structures are flagged during home inspections and title searches. Not automatic disqualification – but it can slow things down.

Insurance claims after a storm. Some homeowner’s insurance policies ask about unpermitted structures during a claim. Policies vary – worth a call to your agent before you decide.

None of these are certainties. Many thousands of sheds in Florida have been built without permits and nothing has ever happened. We just believe in giving you the full picture.

What Does the Permit Process Actually Cost?

County/city permit fees vary – generally $50–$300+ depending on the county and shed size. On top of that, engineer-sealed plans are required for site-built sheds like ours:

  • Custom or complex sheds: up to $600
